Drupal Real Estate Theme: 5 Best Options for 2026

By Updated: 3

What is the best Drupal theme for a real estate site in 2026?

No dedicated Drupal real estate theme is maintained any more: CitiLights, the last one with real sales, runs on Drupal 7 and stopped shipping updates in September 2018. The working route is a directory theme. Lozin from gavias leads with 578 sales, a 4.79 rating and front-end listing submission at $55.

Best for: estate agencies, property portals and listing sites built on Drupal 11 or Drupal 10

Looking for a Drupal real estate theme in 2026? Here is the honest answer: nobody maintains one any more. We rechecked this page, which went up in 2016, and every pick is gone or frozen. Realia and Real Estast disappeared from ThemeForest, the themesnap and TemplateMonster entries belong to vendors who left Drupal, and CitiLights, the only dedicated real estate theme with real sales behind it, still runs on Drupal 7 and has not shipped an update since September 2018. Elysium, the other one still listed, stopped in October 2017 with 15 sales.

So we rebuilt the page around what actually works: five Drupal themes that run a property site. Four are directory and listing themes that already model a listing with an address, a map pin and category and location filters, and the fifth is a multipurpose theme with a page builder. All five target Drupal 11 and 10, and their authors updated every one of them in 2026.

How to choose a Drupal theme for a real estate site

First, decide who adds the properties. If agents or owners submit their own, you want front-end submission, which Lozin and Lestin both cover, and Lestin adds a ready-made pricing page on top. If your team enters everything, a multipurpose theme such as Foundry gives you more design freedom.

Next, pick the map provider, because it decides your running cost. Google Maps needs an API key and a billing account, whereas Mapbox, OpenStreetMap and Leaflet stay cheaper at low volume. Moreover, check the Drupal version in the compatibility list rather than in the title. Finally, plan for the fields a property needs — price, size, rooms, energy rating — since every theme here gives you a listing type you extend, not a ready property module.

Directory themes that fit property listings

1. Lozin

Lozin is the best-selling gavias directory theme, with 578 sales and a 4.79 rating from 33 buyers. Moreover, every listing carries an address that the theme pins on Google Maps or Mapbox, which is the core of any property search. In addition, visitors can submit listings from the front end, so agents add their own properties. It runs on Drupal 11 and 10 and costs $55.

2. Ziston

Ziston is the Bootstrap 5 directory theme from gavias, and it holds a flat 5.00 rating from nine buyers across 149 sales. Moreover, it supports Google Maps, Mapbox and OpenStreetMap, so a map-first property search needs no extra module. Furthermore, gavias updated it on 24 January 2026. It targets Drupal 11 and 10 and costs $55.

3. Lestin

Lestin is the newest gavias directory theme, and at $48 it ties Foundry as the cheapest pick here. Moreover, its listings page puts a live map beside the results, the layout most property portals use. In addition, it ships author pages and a ready-made pricing page for paid plans. However, it is built for Drupal 11 only, and 35 sales mean it has no score yet.

BizReview from symphonythemes is the most-sold theme in this list, with 1,489 sales and a 4.45 rating from 80 buyers. Moreover, its map runs on Leaflet with marker clustering, so a large catalogue of properties stays readable. In addition, faceted search and a review system ship with it. It runs on Drupal 11 and 10 and costs $58.

Build it yourself with a page builder

5. Foundry

Foundry is the build-it-yourself option: a multipurpose symphonythemes theme with a paragraph builder, so you assemble property pages block by block. Moreover, it holds 298 sales and a 4.10 rating from ten buyers. Furthermore, symphonythemes updated it on 29 August 2026 for Drupal 11 and 10. It costs $48.

Which Drupal theme should you use for a real estate site?

Start with Lozin: the most sales of the three gavias themes, a 4.79 rating and front-end listing submission, which is what an agency portal needs. Want a map-first search on Bootstrap 5? Ziston adds OpenStreetMap next to Google Maps and Mapbox. Building on Drupal 11 from scratch and watching the budget? Lestin costs $48 and puts a live map beside the results. Expecting hundreds of properties? BizReview clusters markers and adds faceted search. Prefer to design the pages yourself? Foundry gives you a paragraph builder. More options sit in our Drupal directory listing themes and Drupal themes with Google Maps collections.

Drupal real estate themes: frequently asked questions

Is there a dedicated Drupal real estate theme in 2026?

Not one that is maintained. CitiLights is still on sale with a 4.54 rating from 26 buyers, but it runs on Drupal 7 and its last update is dated 19 September 2018. Elysium stopped in October 2017 with 15 sales, and Realia and Real Estast were withdrawn from ThemeForest.

Why does this list contain directory themes?

Because a property portal is a listing site. These themes already model a listing with an address, a map pin and category and location filters, which is the structure a real estate site needs.

Which theme lets agents add their own properties?

Lozin and Lestin. Both include front-end listing submission, and Lestin adds a ready-made pricing page for paid plans.

Do I need a Google Maps API key?

Only if you use Google Maps. Lozin and Ziston also support Mapbox, Ziston and Lestin support OpenStreetMap, and BizReview uses Leaflet with open tiles.

Which is the cheapest option?

Lestin and Foundry at $48. Lozin and Ziston cost $55, and BizReview costs $58.

Which Drupal versions do these themes support?

All five list Drupal 11 and Drupal 10, except Lestin, which targets Drupal 11 only.

Will I still need extra modules?

Yes, usually. Property fields such as price, size and rooms are fields you add to the listing type, and paid listings or agent accounts need the matching Drupal modules.
